Why independent verification matters before you buy property in Tanzania

A viewing proves the house exists. Verification proves the seller can legally transfer it. Here is what DDM Verify checks — and what we tell you when we cannot confirm.

Buying property in Tanzania — whether you live in Dar es Salaam or in London — usually starts the same way: photos on WhatsApp, a friendly agent, and pressure to "secure the plot before someone else takes it."

That urgency is real in a fast market. But a beautiful listing is not proof of a clean title. DDM Verify exists to close that gap with an independent written report you can share with your family, your bank, and your lawyer.

What verification actually answers

Before you transfer a large deposit, you need answers to questions like:

  • Who is named on the title deed or occupancy licence?
  • Does the plot number on the deed match survey beacons on the ground?
  • Are there charges, caveats, or disputes registered against the property?
  • Is the person selling authorised to sell — or only marketing on behalf of someone else?

Our verification team does not guess. We work from documents you and the agent provide, registry searches where available, and — when commissioned — a physical site visit to compare what is on paper with what is on the ground.
